Fixed Rate Conventional
Your rate, principal and interest will remain the same throughout the entire life of your loan, even if interest rates rise. Terms range from 10-30 years.
Adjustable Rate Mortgage (ARM)
As the market changes so will your interest rate with an ARM loan. This allows you to take advantage of lower interest rates and possibly lower payments from month to month.
First-Time Homebuyer Loans (NIFA)
First-time home buyers, with certain exceptions, qualify for this unique program that provides funding for those that meet established income and purchase price limits. NIFA stands for Nebraska Investment Finance Authority.
Federal Housing Administration (FHA) Mortgage
These loans are designed to help you purchase a home with a low down payment and less restrictive qualifying guidelines.
These loans are administered by the Department of Veteran Affairs. The buyer can buy a home up to a specified amount with no down payment.
A USDA home loan is 100% financing (zero down payment) mortgage offered by the U.S. Department of Agriculture to home buyers in less densely populated areas of the country. Eligibility is determined by home location, income level and other requirements.
